West Linn Water Heater Repair: Leaks, Pilot Problems and Lost Hot Water
A puddle at the base of the tank, no hot water at all, or a shower that runs cold after ten minutes. Each points to a different part, and some of those parts are worth fixing while others are not.
Call West Linn OR Expert Plumbers and describe what you see. A plumber will tell you what to shut off now and whether a repair makes sense for your heater.

Is the water coming from the tank or from a fitting?
A leaking water heater can be a small repair or the end of the heater. The difference is where the water comes from.

Close the cold water supply valve above the heater first. For an electric heater, switch off its breaker. For a gas heater, turn the gas control to its off or pilot position. Then look with a flashlight at where the water actually leaves.
| Where the water appears | What it often means | Repair or replace |
|---|---|---|
| Drips at the pipe connections on top | A loose or worn connection | Often a repair |
| Water at the relief valve or its discharge pipe | The valve is relieving pressure or heat, or it has failed | Have a plumber find out which before replacing anything |
| Leak at the drain valve near the bottom | A worn drain valve | Often a repair |
| Water pooling under the tank while the fittings stay dry | The tank itself may have failed | Usually replacement |
| Rust streaks or damp insulation on the tank wall | Corrosion through the tank | Usually replacement |
Cold pipes can sweat in humid weather and look like a leak. Dry the area and check again an hour later. If water returns, treat it as a leak.
Call now if the leak is too fast to stop with the supply valve, or if water is reaching electrical items. Close the supply valve, switch off the heater's power, and keep clear of the wet area.
No hot water: what to check on a gas heater and on an electric one
Start with the heater's power source. A few minutes of checking tells you whether you have a repair or only a tripped breaker.
Gas water heater repair
Make sure the gas control is set to on or to a heating temperature, and look at whether the pilot is lit. The label on the heater shows how to relight a standard pilot. If the pilot will not stay lit, the cause is often a worn thermocouple or a dirty pilot assembly, and that is a repair for a plumber.

If you smell gas at any point, stop. Leave the building, call 9-1-1, then call NW Natural from outside. The City of West Linn's emergency guidance lists those steps, and a gas smell is a utility matter, not a repair visit.
Electric water heater repair
Check the heater's breaker and reset it once if it has tripped. If it trips again right away, leave it off and call. A failed heating element or thermostat is the usual cause of no hot water on an electric heater, and neither is a safe do-it-yourself job because the parts are live.
Hot water that runs out much sooner than it used to often points to a failed element or sediment in the tank, not to a heater that is too small.
West Linn's water quality reports describe the city's supply as soft, so heavy mineral scale is a less likely explanation than age or a failed part. If a plumber blames scale, ask to be shown it.
Slow or lukewarm water at one tap is not always the heater
Water heater and fixture problems look alike from the shower. A quick comparison separates them.
- Weak or cold hot water at every tap: look at the heater.
- Fine at the kitchen sink but weak at one bathroom faucet: look at that faucet's cartridge, aerator or shutoff valve.
- Hot, but slow to arrive: look at the distance from the heater, not at the heater's condition.
- Hot and cold mix wrongly at one shower: look at that shower valve.
When both the heater and a fixture are suspects, one visit can cover both. The page on faucet leak repair covers the fixture side.
Repair or replace: age, leak location and repeat visits
The U.S. Department of Energy puts the life of a storage tank water heater at 10 to 15 years. Age is the first number to check against a repair quote.
The rating label on the heater lists the model and serial number. The serial number usually carries the build date, and a plumber can read it for you.
- Is the leak in the tank? Then repair is not an option.
- How old is the heater? Near the end of its range, even a modest repair buys little time.
- Has it needed repair more than once in a couple of years? A third repair is often the point to price a replacement.
Ask for both numbers in writing: the repair, and the replacement the plumber would recommend. A replacement needs a permit in Oregon and a strapped heater, which the page on water heater installation guide explains. If you are weighing a different type of heater, see tankless water heaters.
What a repair visit covers
- Diagnosis first. The plumber confirms where the leak or failure is before quoting anything.
- The part, in plain terms. You hear what the part does, why it failed and what else could fail soon.
- A price that follows the diagnosis. The quote reflects what was found, not a number guessed over the phone.
- Repair and test. The heater is brought back up and checked for leaks and for hot water at a tap.
Repairs cover the parts that wear: thermostats and heating elements on electric units, gas valves, thermocouples and igniters on gas units, relief valves, drain valves and supply connections. Replacing the tank is a different job.

Do not raise the thermostat to chase more hot water. Hotter water is a scald risk, and it does not fix a failing part.
What to have ready when you call
- Whether the heater is gas or electric, and roughly how old it is.
- Where the water or the problem shows up, and whether you have shut off the supply valve.
- Whether the breaker has tripped or the pilot is out.
- A photo of the rating label and of any leak.
If water has already soaked flooring or drywall, drying it is a separate job. The page on water damage cleanup explains how that works.
Water heater repair questions
How long does a tank water heater last, and when is replacing better than repairing?
The U.S. Department of Energy lists 10 to 15 years for a storage tank water heater. A leak from the tank itself means replacement. If the heater is near the end of that range, or has needed repair more than once in a couple of years, ask for a replacement price next to the repair price.
What does a water heater repair usually involve, and when is it not worth it?
A plumber diagnoses the failed part, such as a thermostat, element, gas valve, thermocouple or relief valve, then repairs it and tests the heater. It is usually not worth it when the tank is leaking or the heater is old and a repair would only delay a replacement.
