Plumber in Willamette, West Linn: Pipes Behind Walls Built 1895 to 1927

Most of the houses on the City's Willamette walking tour were built between about 1895 and 1927. The pipes behind those walls have had a century to wear, and a quote for work in one of them should show that the plumber has thought about it.

Call West Linn OR Expert Plumbers and describe the problem. A plumber will tell you what to do first and what to check before any wall is opened.

Houses from 1895 to 1927 and the pipe inside them

The City of West Linn's Willamette walking tour brochure lists about 80 houses and sites. It says most of the houses date from about 1895 to 1927, in styles such as Queen Anne, Craftsman bungalow and Sears kit houses. The newest house on the tour is a 1940 Tudor.

Pipe from that era may be galvanized steel, cast iron or clay, and a house of that age has often been repiped in sections over the decades. So the useful question for a plumber is not whether the pipe is old, but what material each section is made of and where the sections join.

Ask the plumber to look at every accessible run, such as a crawlspace, a basement ceiling or under a sink, and to tell you what each is made of before quoting. The PEX repiping page explains how materials are compared.

Call now if water is spraying from a pipe, if sewage is coming up through a floor drain, tub or toilet, or if a ceiling is bulging with water. Shut off the main water first.

Willamette's 1893 founding, 1916 annexation and original pipes

According to the same brochure, the Willamette Falls Electric Company established the town in 1893 for its employees. Willamette incorporated in 1908 and was annexed to West Linn in 1916.

Older houses on brick foundations often still carry their original pipe runs.

The brochure says early water came from springs near the park and was pumped to a tank, and that a typhoid epidemic was traced to the contaminated town supply, which led to annexation for city water. Today the water comes through the City's own utility, which a draft water master plan from March 2024 describes as serving about 28,000 residents through roughly 9,000 service connections.

That split still matters. A leak before your meter is the City's concern, and a leak after it is yours. The meter test on the leak location page tells you which side you are on.

Call 811 before digging an older Willamette yard

The brochure mentions that the original septic tank at one house on 11th Street had its lid propped on an old buggy axle. It is a small detail, but it shows that older lots here can hold buried surprises.

Oregon's call-before-you-dig reminder covers homeowners as well as contractors, so call 811 before any excavation. Then ask the plumber whether anything old, such as a tank or a drain line that no longer connects to anything, is known on the lot.

If a camera shows the sewer lateral is cracked or collapsed, the sewer line inspection page explains the options, and the trenchless sewer repair page explains one that avoids a long trench in an established yard.

Permits, strapping and the water heater in an older house

Clackamas County's permit jurisdiction page says the City of West Linn issues most plumbing permits, so permit questions go to the City, not the county. The City's older homeowner guide, from 2013, says the same office issues permits to homeowners and licensed contractors. Confirm current details with the Building Division before you rely on either.

A water heater replacement is permit work under that guide. Oregon's plumbing code, section 507.2, requires a water heater to be anchored or strapped, and the state Building Codes Division published an interpretation of that rule in 2015, last updated in October 2023. Ask the plumber how the new unit will be braced.

The new water heater installation page lists the other questions, including the relief valve line, venting and haul-away.

Historic review for exterior plumbing on Willamette Falls Drive

The City's planning pages list historic design review applications for properties on Willamette Falls Drive. If a plumbing project changes the outside of a building, such as a new vent, a meter enclosure or an exterior wall repair, ask the City whether review applies before the work starts.

Interior plumbing alone normally does not change the exterior, but it is worth one phone call to the City before you assume so.

Choosing a sewer lateral repair for an older Willamette lot

Once a camera shows what is wrong, the choice is between clearing, lining and replacing. Clearing, with a cable or hydro jetting, removes roots and buildup but does nothing for a cracked or offset pipe. Lining puts a new resin pipe inside the old one and avoids a long trench. Replacement digs out the old pipe and lays new.

Lining or replacing is chosen after the old pipe has been cut open and looked at.

The right choice depends on the recording. A pipe that is round, joined and only blocked can often be cleared. A pipe that is cracked along its length may suit lining, and a collapsed or badly offset pipe usually needs digging. Ask the plumber to show you the defect on the screen and say which of the three it supports.

The hydro jetting service page explains where jetting is the wrong tool, such as a pipe that is already broken.

Replace the valves you will need in an emergency

In an older house, the shutoff valves are often as old as the pipes. A main valve that will not close, or a fixture stop that seeps when turned, is a problem that turns a small leak into a large one.

An old valve that has not been turned in years should be tested before an emergency, not during one.

While a plumber is on site for another job, ask whether the main shutoff and the stops under the sinks and toilets turn fully and hold. Replacing a worn valve costs far less than the water damage from one that fails to close. The burst pipe first steps page explains what to shut off first.

Willamette house age questions: dates from the walking tour

How old are the houses in Willamette, West Linn?

The City of West Linn's Willamette walking tour brochure says most of the houses on the tour date from about 1895 to 1927, with the newest, a Tudor, built in 1940. Houses of that age can have mixed pipe materials, so ask a plumber to identify each run.

Does a Willamette house need a permit to replace a water heater?

The City's 2013 homeowner guide lists replacing water heaters among the work that needs a permit, and Clackamas County's jurisdiction page says West Linn issues most plumbing permits. Confirm current details with the City Building Division.
